为什么出租房不能做NNN lease?

商业地产很多NNN。

但是民用出租房，地主需要付地税， 保险，维修。。。现在这些费用都疯涨。地主成本极大增加，房租增长的幅度赶不上这些费用的增长，现金流极大减少。

但是，作为房客我们租用的商业楼，NNN，地税保险维修都是我们出，房东无需担心这些涨价。

能借鉴商业NNN用于民宅出租吗？
