求助，这个deposit的trust account到底是什么？

Security deposits from the tenant in residential dwelling units shall be deposited in a trust account with a licensed and federally insured depository institution or a trust institution authorized to do business in this State, or the landlord may, at the landlord's option, furnish a bond from an insurance company licensed to do business in North Carolina.

房子在北卡，以上是要求。

去银行问了，banker也不知道。问了身边的一个老地主，他说只要是和平时的生活账号分开就可以了。

倒底什么是trust account?任意一个business account就可以了吗？可是房子是在个人名下的，deposit放公司名下似乎也不合理（而且还没办公司呢）。难道要开个公司，然后用公司账号，并且title转公司名下？那个人地主是不是就不能存在了？
