中西部现在还可以买房吗？房价20万左右, C区，20%首付能打平。

一年前利率低的时候买了一套，租给小白领。非常好出租。每年有7.8千现金流。

现在利率高了，房价基本不变。所以现金流就很少了。C 区的房子都蛮老的，1900-1940左右的。

我们这儿中等大小城市。长期来看房价会涨，但是不会涨特别多。B+区房价都至少40万左右了。

买房目的，希望能稍微早点退休，小孩秋天上中学，帮小孩付一部分大学学费。
