请教群里聪明的大佬。该卖还是该租

自住房，2014年62万买的，现在估计可以卖75-80万，贷款余额40多万，利率2.65%。 出租大概可以 4000每月。现想搬家换房子，这个房考虑卖还是租。卖的话到手30万， 可以买一些国债啥的。 但可惜我这么好的利息。  租的话有大概有不800的现金流。但两年后如果卖要交capital gain 的税。想听听大佬们的意见。
