我在决策过程中,打电话问coding officer那个三家庭的物业的一楼能否出租,得到的回答一楼是商业物业,不能出租。coding officer还说我买下来那个物业要从新申请出租许可,之后我联系了现在的物业经理,发现他就在那里长大的而且是以前的屋主。我的中介说这个物业经理还希望继续留任,我当时和他讨论一下那个物业的情况,表示那个物业他管理的不错,并许诺他如果我能买下来,我会留用他,并让他帮我管理附近的其他物业,当我问及一楼出租许可情况时,他表示他不知道有这么一条规定,反正coding officier从来没有说他有问题。我后来就在offer中加了一条必须拿到一切合法的证明才能过户。
今天中介给我来了这么一条短信:
I have verbally received from the sellers agent on a communication with the code enforcement officer for the borough that first floor unit is grandfathered in, non-conforming to the current zoning code. However, grandfathered in, so it's legal. I'm still waiting on written verification from at the borough and then also on the most recent inspections certifications. Once I have all that I'll email it all over to you. Looking good so far!
看来卖家本事挺大,问的结果和我不一样。中介还建议我直接与coding officer沟通,我想了一下还是装糊涂好,英文有句话说“don't rock the boat",先拿到手再说,我基本上已把一楼不能出租的情况算在交易成本当中了。如果能继续出租最好,如果实在不行也认了。
