请教各位，可以不充许租客使用fireplace吗？

上次请教大家的房子准备租给（2）了。 正在准备lease。 房子有fireplace, 因为对fireplace 的使用知识有限，从使用安全上的考虑，想在租约里要求租客不要使用或者租客负责fireplace的维护和检查，这样要求可以吗？ 房子在加州，有中央空调，不需要用fireplace取暖。
