请教波大，从shelter捞人的注意事项

有个在不错的蓝领区的一个房子，三家庭的中的一个单元招租。

其中有个慈善机构来联系我。他们就是把shelter 的人弄出来，安置到出租房里。他们付租金，押金。而且没有年限的要求，可以付租好多年。

感觉是不错的deal, 但是没从shelter 里招过人，请教一下波大有没有什么坑需要避开。
