第一次买出租房， 请教各位大佬， 现在可以入场吗？还是在等一下， 买涨不买降。

东北二线城市，大学多。 前一段时间， 一月二月，房源非常少，需要加价抢， 加三千到一万。

现在看上两个公寓A， 22万左右，2 beds， 降了两万， 出租1千7， 一千八， 位置好。1900年，屋里装修挺好， 是否太老了， 维修难。

公寓B， 老酒店套房改建的，位置好， 市中心， 155K，off market deal， 中介自己住的楼。 1 bed, 面积小， 也能出租1600， 1974 年。两个都不用装修。

那个比较好一点？ 现在刚刚有点降价， 过去试了几次， 都没有抢到。 这两个不用抢。

我的问题是现在买是好的入场时间吗？本区这两年已经涨了30%。非常感谢。
