出租房报税问题，请教，这个

Rental Income - Repair Regulation Elections下面有三个选项：

1,De minimis safe harbor election

2, Capitalize repair and maintenance costs

3, Small taxpayer safe harbor election

第一个好像和我无关，第二、三我不知道该选哪个，还是两个都选？Google 了好久，还是很confused.
