租客在外地如何签约？

一个租客是外州博士在读，三月份到这边做博士后。我和他通过Facetime看了房。

我想我可以把租约email给他，他签字扫描后再email给我。然后我再签字。但是我希望签约时收到他第一个月的租金和押金约五千元。Zelle陌生人首次应该只能打五百。请问应该如何操作？

他提出寄支票，但我觉得太慢。万一他反悔不寄，我会错过其他租客。
