请教找租客的问题

我在密歇根住。最近有个出租房找租客，现在只有两家申请。房租$2200 .

1. 男女朋友，女的护士，收入9万，可以再加班多挣钱，3年前chapter 13 bankerupucies, 刚刚把债还完。credit score 635. 男的收入4万，在landscaping company 上班一年。credit score 630.

2. a married couple with a toddler and a new born. 总收入10万，credit scores 450 and 530. 

我现在想租给1，可是担心女的又file chapter13. 他们也只是dating，肯定没有married 的那么稳定。想听听大家的想法。感觉现在找租客挺难的，没有条件很好的，和去年比是天上地下。谢谢。
