没经验买房 inspector没查出烂窗和阁楼老鼠

四扇窗户的木框下边烂了大部分 要换 2000出头。阁楼上有老鼠 insulation里全是窝，要换。在等pest control 估价的期间我们自己设的traps逮到两只。换insulation要大几千。唉欲哭无泪。Inspector是我们自己找的 朋友刚用过， 谁知道这么马虎。Attic他指出了bathroom vent到阁楼的问题 但是没有掀开insulation看。其实就是在attic那个入口那边就有很多droppings，我们逮到的老鼠也是在那里。inspection report里讲 这只是visual inspection，他没有爬上去看 只是站在梯子上在洞口看了一下。这是report上写的limitations：

Limitations Of Attic / Roof Cavity Inspection
As prescribed in the pre-inspection contract, this is a visual inspection only. The inspection of structural, electrical, insulation and ventilation components of the attic was limited by (but not restricted to) the following conditions:
• Insulation/ventilation type and levels in concealed areas cannot be determined. No destructive tests are performed. • Potentially hazardous materials such as Asbestos and Urea Formaldehyde Foam Insulation (UFFI) cannot be positively identified without a detailed inspection and laboratory analysis. This is beyond the scope of the inspection. • An analysis of indoor air quality is beyond the scope of this inspection.
• Any estimates of insulation R values or depths are rough average values.
• Roof / Attic Viewed From Hatch - portions of the attic were obscured from inspection.
