Seller credit or purchase price reduction

请教一下关于seller credit和purchase price reduction的区别。如果是现金买房，这两者应该没有区别，买家最终要付的数目差不多。如果是用贷款，seller credit只能用于付closing cost，超过closing cost的会被forfeit，不知道我的理解对不对？谢谢！
