看讣告找off market deal？

最近MLS上没啥deal，现金流都不好。

想到波大说有人看讣告收旧家具赚钱的。想问，能不能看讣告收off market房子。。

一般说来，房主过世后，继承人卖房子，需要等什么法律程序吗？
