You do need to sell when price is high, and rent is low.

When rent is too low comparing to price, there is bubble in housing price. Get out when you just see price stabilize when going up.

When you sell, you realize the gain, using 1031-exchange, and go to somewhere the home price is still low, lock in your gain and getting better cash flow.

What is a housing worth? Just look at the renting rate! Don't look at the CMA at all! That is not for RE investors.
