Borisg - thank you so much for your quick response. The house is vacant and per auction ad online, the owner is downsized to condo living now. The price they asked before is >30K than the tax property data I found. And the auctioneer told me that it's their agent asked them to go thru auction. Trying to figure out how this will benefit the seller...

Per your point 2 and 3, any sources that I can find these info? Or I have to have an experienced agent?

Yes, I am very green in investing, so might just go there and watch today.
