今年仍是投资房地产的好时机，特别是multi family。市场仍会有些机会出来，机会在于你去发现他的价值。这两年租金涨幅大，很多房东的房租涨幅滞后，有些deal 出来，表面看数字不好看，如果你对当地市场了解，就会发现价值被低估。

利率虽然涨了，其实也没有那么可怕，主要是前两年太低。我18年5% 和5.8%的利率都买过，现金流还是很好。何况现在一些local bank的commcercial loan 还能拿到4%。
