昨天上午的几轮交锋,J盛怒。我并不意外,换做是我自己,可能我也无法淡定。
对他马上撂担子,立刻停止对另一房的管理这点还是有些惊讶,毕竟他已经收取了这月的管理费,作为职业(我表示怀疑了)PM,似乎缺乏职业素养。
昨天下午,我立刻接手管理我的另一个房子,那房正处于需要维修时期,第一次打电话给房客,房客人不错,我对维修进度致歉,通知60天搬离,对房客的要求表示需要几天时间考虑。打电话给几家维修公司,无数电话,再联系卖房的realtor,以及有意cash offer的投资人。沙滩办公,边走边聊,情绪不错,此时最不能缺乏理智。
与J认识9年了,我依然清楚地记得9年前的那个大早上,他作为第一个到来的contractor走进现在他居住的那个房子的许多细节,那时的他是带着三个女儿的单身爸爸,努力工作,做事认真。
今天上午接到他的email, 我知道自己可能会受感情影响,想听听局外人的看法。

Would you be willing to sign a new lease for me and my wife for a year. To be honest i would like to stay for 2 more years on xxxx? You dont have to discount or pay me any management fees. I will just contact you with any thing just as I always have done if something needs to be repaired as i have always done. I can still use the standard xxxx Standard lease agreement as we have always used. Please lmk. And im always here to help you situate anything you may need help with if you need me on the xxxx(other) property. I would be more than willing to help with repairs or anything you may need even help refer you to another Realtor if you need. Lmk

单从房客是否合格方面来说,首先,大家已经知道他说话不完全属实,性情比较急躁,若按他自己的说辞住进了两年,租金一直交。2020和2021年HOA联系过我两次,一次是把车停在草坪上,一次是油漆前后院porch,他不搬离私人物品影响整个小区的工作进度,当时我以为是房客(他女儿)的问题,现在看来,是他的问题。
