I normally give good tenants two options when their lease is ending.
1. renewl at around 10% below market
2. terminate the lease and move out.
Not increasing rent in this inflationary environment is obviously unsustainable while the price/cost of everything else is going up and up. What was your goal and intention when you decided to become a property owner at the beginning? To most people here, it is the financial return and freedom. Never lose sight of that.
