请教污水从地上渗出来怎么回事？

刚刚一租客打电话说污水从房子左前方的地上往外出水。水很臭，就一块儿地面往外渗水。租客说白天检查了，水不是从crawl space流出来的。他们发现渗水是因为今天洗澡时，刚开始还好，但后来水下的比较慢。后来就出去发现水流到地面上了。而且明显是sewer，因为很难闻。这是不是地下的水管破了（我们在南方，所以不可能是水管冻裂的，这里都不下雪）？这个漏水的旁边不远处有一个邻居家很大的一颗树。老看到投坛说树根进水管的事，有点儿不好的预感，还重来没有遇到过这种情况。请有经验的帮忙看看。谢谢！
