8 or 9 bedroom student housing可行吗？

这房子原来是duplex。前屋主改成了single family. 

2 楼5个房间，有2个挺大。1个full bath, 1个half bath. 准备吧half bath 变成full bath. 中间过道很大没必要。

问题1： Student housing 需要有dining room? 还是把dining room改成bedroom 9?

问题2： 地下室是walk out basement.  看大家的意思挖2尺好像费用挺大。如果把车库一起改成第二个单元如何？第二个单元包括车库一起算1450尺。这需要把furnance 移到楼上。一个车车库，大概26尺.  屋前面有2个停车位，侧门4个停车位，后面4个停车位。也许能停6个车。感觉停车不是问题，车库没有必要。如果再花10万改成duplex合适吗？下面的单元1450尺可以做出3bedroom 租1500.
