请教大家，学区好的区，0.93 acre 的地，上面有MOBILE HOME 3B1.5B。想买了盖房子卖，不知道值不值

今天早上去现场看了看，这个MOBILE house 现在没有人住。隔壁一家是新建的SFH。看围墙大约5年新左右。其余周围有2家砖房，其余的都是mobile house。这个MOBILE 房子说是井水，但是看到外墙上有水龙头，下午再去看看。第一次买这种，本地的一个大地主告诉说，接入自来水和下水很贵。请大家看看，这种可以划成4-5 个LOT 吗？通常来讲，申请各种手续的难度如何？通常大概需要多长时间？新建房子有那些坑？谢谢！
