房客的押金怎么扣？ 

我一个房客，住了7年，covid 以后2020年3月后就只付部分房租了。 各种理由。其中一个理由是她的亲戚来了在guest parking 停了5天被HOA罚款$290,她说是我的错，因为我没update他HOA parking rule. 所以她从2020年3月房租里扣出了$290.

后来本来可以申请 rental assistance. 就差她一个ID copy, and signature. 政府就可以给钱。我另一个房客申请钱都拿到了。 她去年9月初搬走后，就消失了。她就是不配合各种联系不上，。好在去年9月初她因为自己的原因搬走了（当然她的理由是我的房子漏水后，有霉） .

我目前走small claim. 所以我会和她对波公堂。会一笔笔算账。

她有$2700押金。 她搬走后我换各种电器（冰箱，洗碗机，炉子），刷墙，维修等连工带料花了大概$4000. 

现在的这种情况，她的押金我大概要退她吗？ 退多少？我打算她搬走后的各种维修更换总额的一半算她的。不知道各位地主有啥建议。我在加州。 谢谢
