do you notice any structure shifting? what about the floor?

the house is most likely not going to fall, even it may have a weak footer.

most basement problem are cost by water penetration, water is a common enemy of all constructions, it will cause erosion to concrete, and weaken the wall and footer.

the cost of repair can be cheap as $500( temperately solution) or high as 10 to 15k ( permanent wall)

1. easy way. dig from outside where the crack is, and apply a coat hydraulic cement on the wall, then apply the water proof coating on it, then fill in the crack inside, this will buy you some years, cost: $500 and 1 day of work.

2. dig from outside where the crack is, use a concrete saw and cut out the damage block, replace the new ones, then apply water proof coating, cost: $3000 - $5000

3. you can pull a 4 ft concrete wall on the outside with new footer, and I think it is the only real permenant fix. you do not need to take the current wall out, use the current wall as the inside form and set the outside form surrounding it, the new wall will bond with the old wall, then spay waterproof rubber seal on the new wall. cost 10-15k

I am glad to see that you are a responsible realtor, best luck to you.
