打算锁120天了，选择7/1 arm还是30年？

不好意思， 又来请教大家。基本情况：1.5m新房 (investment)，1m conventional loan。可以一年半后自住，也可以一直出租。会长期（15-20年？）持有。

close的时间已经从二月底延期到三月中旬到三月底。builder不能给个确定close时间,也不能保证三月底close。目前房子外墙水泥已经上好了，内部墙已经封好。外面还是泥巴路。这几天利率涨的太吓人了。想lock一个120天的利率。7/0.5 arm 2.875%， 30yr fixed 3.5%。知道3.5% 30yr fixed 从历史角度看已经很好了。主要考虑7年有refinance机会吗？
