For Commercial loans,
1)It focus more on the Debt Coverage Ratio(the income of the property, not the owner). Bank checks whether the property can produce 1.1 to 1.25 times of the mortgage payment each month.
2)At lesat 10% down payment(some of them 30%).
3)Loan term will be ARM(like 5 or 7 yrs or 10 yr fixed)
4)It usually have prepayment penalty(deescalating, like 5% 1st year, 4% 2nd year, etc).
For most residential loans, if the lenders want to sell
