投资房到底买新房，还是旧房？

坐标：中部一般发展城市，人口流动、活力尚可

都是SFH，都是好的学区房

1. Builder建的新房，明年初交房，5房3.5卫, 2650sqt，学校就在community旁边，但离城市较远，感觉郊区

2. 1996年的旧房，4房2.5卫，1946sft，城市边缘，离城市近，城市边缘一点点

1比2价格贵8.5万，出租相差最多350一个月
