Eviction notice

请问地主们：租客迟交15天。原答应会交齐和迟交费，但今天又要我发eviction notice给他。说想请单位允许用401k交房租，不知道可否帮他。科州是10后搬走接到我的通知后，以前准时交，我想继续租他，这次是夫人手术。恳请出主意，谢谢！
