大家要骂的，先缓一下。我自己骂死自己了，没有用买家代理，没有请律师就签合同了。

明天要过户了，前天跟卖家代理提出退出，卖家代理说根据合同我们要赔他10%的佣金2万一千。

我以为最多损失2千的定金，原来还要加上10%的佣金。

是因为当了20多年contractor 的亲戚看了这房子，说外墙里面肯定已经烂了，木窗沿都霉烂了，（他用小刀刺木头），他说卖家涂上墙漆掩盖起来了。

而且他认为地基也坏了。

洗澡间地下的木头确实烂了。

我以为总共10万开墙，重新置换一新，3个空调，4个浴间，两个厨房可以拿下来。但现在顾虑外墙里面坏了。

大家看看合同，有什么办法退出少赔偿吗？
