今天问了一个银行的贷款

被告知
RE investment 的贷款必须买point, 最低是2.62. downpay最少要25%
so 一个120K的贷款，30yr fix, 2.62 points, rate 是6.125%, 4 points 是5.125%

这个银行的代理说的是事实吗?
