我遭遇的物业管理公司

I bought a townhouse Oct of 2008 in California. Since currently I live in China, I found a local property management company by internet.

I singed the contract with them last Oct. and the contract is from Oct.2008 to Feb.2009

They keep asking me to pay the advertising fee and other fee by credit card. For example, they put advertisement on Craigslist, and they charged me more than $300 for that free advertisement, and they charged me $200 for making a key.

First they told me the townhouse is difficult to rent out, since people prefer to live in single family house. Then I put an advertisement on Craigslist myself,one woman emailed and want to applied the house right away. And they sent me an angry email and told me I should not do advertisement myself. Also they told me the applicants have to pass a HOA criminal background check and it may takes several weeks. I have never heard of that before.

After three month,I told them I will try to cancel the contract if they could not rent it out. They finally helped to find a tenant with a renting price of $545, which is more than $100 lower than the market rent price. They told me they rented the house early this month. And tenant gave them $1000 deposit and one month rent.

But I still didn't see one penny coming to my bank account. And the guy who help to manage house told me they have to wait for one month to send me the money.

Anyway I don't believe them anymore. After 4 month passed, I paid around two thousand and didn't get any rent. The house is in a very good conditin and don't need any repairment.

What I should do next? should I evict the tenant and find another person or company to manage the property for me? Thanks.
