我对出租房的厕所地面的一些经验。

一般情况下，厕所的地面是vinyl sheet 或者是tile.  周围是一圈是木制的trim. 加一些silicone calking. 

我住的几个房子都是这样的。我有两个白玉房也是一直这样租的。没有什么问题。但如果你把这样的厕所租给学生或者低收入租客，就会出现楼下saibeijn 的情况。

这是我装修厕所的一些经验，最基本的道理是mold grows on drywall or wood, but not ont concrete or tile.

所以要把可能接触水的drywall 换成 cement board, 把木制的trim 换成tile.

1）solide floor joint 是基础，如果FLOOR joint 不稳固，其他都白做。

2）put 3/4" pylwood on the floor jiont. 还是一点，打好基础。

3)  put 1/4" or 1/2" cement board.

4) 把接触地面的 6" drywall 换成 1/2"cement board。

5）tile floor and around wall at least 6" or 12".

6) For cement board I prefer HardieBacker  not wonderboard. easy to handle.

这样做之后，厕所的地面和游泳池一样，last longer than your longevity.

我改造的厕所，有些是自己干的，有些是找人干的，都是这个标准。其实花钱差不多。

我买的一个房子as it is. 厕所的瓷砖有些裂痕。我重新装修时，发现瓷砖下面是地毯。
