跟新房客签了lease， 但是在规定的日子里房客没能交上第一个月租金

合约上要求的是两个月房租做deposit， 他们同意了，信誓旦旦能交上来，签了lease，却交不够钱。钥匙还在我手里，我可以马上terminate lease吗？
