求教老地主们，这么赖的房客怎么对付

lease 从去年3/8到今年3/7，月租975

从今年3/8开始month-to-month，月租1100，renewal or vacate notice 里面明确写了

今天房客跟我说3月还是付975，到4月才付1100，这个有道理吗? 我担心如果轻易同意了，他以后又要求别的，谢谢大家
