if you terminate the rental contract, you will just be liable for renter's damages. it might not be as big as you think. Since there are many apartments out there, it would be difficult for the tenant to prove that he suffered damages more than 2 month's rent. Say if the tenant was able to find housing within 30 days, then the law does not allow him to recovery damages beyond 30 days, unless of course, the contract says otherwise.
In addition, you can sell your property with the tenant still in there. Many buyers, especially investment buyers prefer property with existing tenants.
