在大学旁边买个RENTAL PROPERTY怎样？

底特律附近一大学，公立，本科学校，研究生，博士生虽然也有但不多，在旁边买个RENTAL PROPERTY这个想法可行么？请教大牛们。。
我住的不远也够的着。 就怕学生闹事？ 不知道大家怎么想？谢谢。
