so how was your living exprience in east san jose?

loving congs? of course, it is decent if u rent. no burden. actually east san jose congs are relatively better than the little Saigon in southern cal, they are more educated and generally have better jobs after they’ve immigrated here. Now the question is why east san jose have dropped so much in real estate price, like many inflated area in bay area, east san jose is no exception, along with south san jose, blossom hill, Santa terrsa and south down Morgan hill and Gilroy, they all have dropped substantially in price. Why? They are all far from the central silicon valley and/or with less desirable neighborhoods. Is it good for RE investment? Nope. Generally speaking, having cash flow positive in silicon valley real estate is almost impossible. Take mountain view for example, extremely good area, much better than South San Jose, but after investing 600~700K in a town house, can you generate enough rent to cover PITI for the house? No. so neither can you generate enough in East San Jose, because like Little Saigon, much of the residents in East San Jose are still relying on government’s help to live because of their so-called “refugee” status. And house price, even after drop, are still high up there in 400K range. Not to mention silicon valley just started the decline cycle with company layoffs. They have dropped, but they haven't dropped enough, IMO.
