请教一个问题：1031

   想卖掉一个康斗，换一个独立屋。

   目前看上一个独立屋，1800尺，50万，比较便宜，准备贷款下单。

    准备卖掉的康斗是38万，目前里面住着一个超级好的房客。

问题是:  1，如果独立屋先买成。 康斗后卖掉，这是否还算 1031 交换？

             2，先买独立屋需贷款，卖掉康斗是否可以马上拿去付清贷款？
