买了一个duplex

for sale by owner with owner financing

自己从网上下载的模板写的 合同。双方已经签字，正式生效。

4bed 2.5 bath on each unit. 市场价大概31万，买入335000. 6000 down, owner financing remaining for 3.25% at 4/1 ARM with 7 year balloon and 30 year amortization.

PITI $2100, rent 3150. 需要付水电350。大概每月700现金流。

卖家回租一个单元。该单元状况很好厨房和厕所都是翻新过的。考虑这个也许值32万。

砍价只砍了1万，首付砍了4000，利息砍了0.5%.

卖家也很满意，基本都是他要的数字。他准备退休了，几年前也有20多个房子。想做owner financing主要是因为税收的问题。今年刚卖了个20单元的房子，不想这个房子再交税了。

首付虽然付6000但是押金和9月份租金加起来也是6000＋。实际付0元。月付从10月1号开始。

所以基本是0成本。
