房客要求我签这个終止合同的协议

房客已有两个月（七月和八月）没交房租了。

現在的合同明年三月到期。他想終止合同，搬到一个很便宜的住处去。

他需要这样一个协议：

1。用押金和预交的最后一月的租子抵欠我的七八两月的租子。

2。他会在九月的第一个星期搬走。

3。免去搬走后的维修费。

他说如果我不签字，经纪人不会帮他找房子。他只能待在我的房子里。由于疫情他的收入大减，他交不起现在的房租。以後只能越欠越多。早點搬走對我有利。

我们州这个月不能赶人。

 

请问：我是否应该在这个协议上签字？谢谢！
