大神们帮忙看看投资房是卖是留？

投资小白。18年首付20%买了个好地段小公寓46万，当时卖家说有一些assessment fee，由于没经验，于是接盘后交了6万assessment。小公寓一直在出租，可是租金cover不了月供，基本每年修修补补HOA还要贴3000块左右。最近由于疫情，不好租出去，想狠狠心卖了。可是一个新的中介给房子估了最多48万。眼看如果卖出去就要亏5万多，继续挂着租出去也是亏。不是特别看好升值潜力。
横竖都是亏损，想请教一下大神们给指引一下损失最小的办法。 感谢！
