租房合同请教

近两年的租客，12个月的租约，又快到续约的时间了，租客想明春买房，想换成6个月，然后month by month。但是这是大学校区，不在旺季不太好租，condo费又很贵，我愿意和现在的租客或找新租客签12个月，因为是好租的时间。但现租客是个好房客，不让转的话不近人情，让转的话我会损失租金，估计2个月左右，所以犹豫不决，请大家帮助建议， 谢谢。
