大学生租房问题

秋季学校不确定是不是可以开，本来定好了校外的apartment, 还没有最后签合同。但是如果学校到8月还是上网课不开学的话，到时候退租行吗？如果不签约，万一学校开了，孩子就没房住了。现在已经错过了学校的dorm 申请。有人遇到同样问题吗
