要不要涨租金？

马上合同快过期，给房客发了notice，附上新租约，上涨若干（基于同样的房子最近几月的出租价格）。可是房客要求不要涨，理由是当前的pandemic。他们是small business。

各位地主都是怎么处理的？借鉴一下。
