我本地的地主群有讨论过，没有统一意见，有说30-40天，有说reasonable time，也有说本地新的出租法规定

Under the new law you must return a security deposit together with an itemized statement of any charges held back within 15 days after the end of tenancy. If you do not meet that time frame you may not keep any of the deposit regardless of what the tenant may owe for damage or anything else. 但是我不信也不会15天内退还。15天根本就不是reasonable。

我的合同中有规定45天之内退还。因为，1房客水费帐单从我这儿出（几个unit共一个meter），我必须等水公司来帐单后才可以出帐单；2 Extra wear tear造成的地板清洁墙壁粉刷无法预估；3有些隐藏的damages需要等新房客搬入后才发现。
