房客说她中风了

大家好。我们是新地主，在Pennsylvania 费城郊区。房客刚刚发信息过来说她中风了，丢了工作，不知何时能拿到long term disability. 反正就是付不了房租。我大致google了一下，好像只要她不付房租，我们就可以evict 不论她是否真的病了。我的理解是否正确？大家有没有同样的经历？谢谢
