请教是否可起用bandonment还是eviction，还是有啥沟通的有效办法 - 房客30天通知后12月1号搬出 -

此前要求与房客schedule final walkthrough，没有回复。12月1号短信说需要几天时间搬玩清洁。回复同意等几天再见面。

周六房客来短信自12月1日起全家已住进airbnb找下个住房。东西还没搬玩，也可能不要，也许要雇人搬空与清洁。没有找到新住处东西也没有地方搬。没有时间计划只提他在struggle。立刻回复要求周日约时间见面详谈如何解决。直到现在房客也没有短信回复。

周日专程去探虚实：窗外看有的屋子搬空了，有的屋子大沙发厨具都没有动。晚上房前与楼上卧室的灯亮着，driveway没有车，敲门无人应。看来人不在这里住，但也不知道到airbnb是在附近还是远处。

情况是房子不准备再出租。因为房客提出要走，没有给60天搬家通知；要是eviction，房客补交房租是否会住回来？启动abandonment程序是否可行？要是不交房住回来或有其他人住进来就更难办了。

请教大家如何行动可以最有效，最快的将房子收回。
