请教各位房东关于收新租客first, last and deposit

想请教这里房东，收租客first, last and security upon move in 是不是大家约定俗称的规矩？ 租客如果只能交两个月（first+ security)的话，剩下的last 是不是也最好在搬入后头一个月分期付完，这样房客不签租约或者违约可能性降低？ 房东们怎么要求？如果房租比较贵的话，房东可以只收两个月的(first +deposit)吗？ 多谢。
