Transactions in Palo Alto

I just did an MLS Listings search for Palo Alto. There are 7 properties pending. One would observe a mixed scenario here.

Several previously sold properties, like the one on Fulton, are back on the market again. Some properties, like the one on Middlefield, have been in the pending stage for some time, while other properties, like the one on Loma Verde that was sold, is not listed on MLS at all.

This is consistent with what I heard from my agent: "These days, it is not the worry of multiple offers, but the worry of buyers get cold feet and pull back the offer".

The market is obviously moving a bit, instead of being stagnant, like in the past several months. But it is definitely a down trend---the inventory level is said to be record high...
