1) Go for an official cleaning service company. Do a good job. If he is still unsatisfied, ask him put his complain in written. And you can forward his complain to the cleaning company. You bridge the fight from you tenant to cleaning company, and you are out of the war.
2) Let him know, if he is picky on you, you will be picky on him when he returns the house. You will deduct the deposit for cleaning when he moves out.
3) Don't leave any unnecessary coversation on chat, email. Go to talk to him. Remember. Any of your words in record can be used to attack you later.
